All homes have appliances including clothes washer, dryer, dishwasher, microwave oven, refrigerator/freezer, range and hair dryer. Bed linens & towels are provided. Face cloths are not provided. Each home is air-conditioned with central electric cooling and heating. Pool heating varies between solar, electric and natural gas. Electric or natural gas heating of the pool is at an additional charge and must be requested at booking.

Please query with your dates and any special requirements. These homes do not permit pets except where indicated and do not permit indoor smoking. Homes are fitted with smoke alarms. Hearing-impaired smoke alarm is available upon advance request. Please advise us if you have any special needs.

SOME GENERAL POLICIES

Location: Each home is within 25 minutes' drive to the Bradenton-Sarasota beaches and International Airport, 45 minutes' drive to Tampa International Airport and Busch Gardens theme park, 2 hours' drive to Orlando. They are all within just minutes of grocery stores, restaurants and other conveniences.

Neighborhoods: All homes are located within deed-restricted communities governed by a Homeowners' Association, County and State Laws. The Homeowners' Associations have rules pertaining to rentals, noise, types of vehicles and the like. Most homeowners in these neighborhoods live there full time. You are expected to respect the neighbors, keep noise to a minimum and enjoy the home as a residential property.

Booking: Manatee County and the State of Florida require that a 11.5% sales and resort tax be paid for rentals less than six months. This is either added to or included in the rental rate. This should be noted next to the rate or on your quote. Please note that sale and resort taxes are subject to change. The rate will be charged at the current rate as of the date of occupancy. The guest is responsible for the difference, if any, at the the time of occupancy.
 
Electric pool heating is at additional charge. Solar heating is available at no charge. Each type has its own benefits and, during extremely cold conditions (for us!), will only heat to a certain degree dependant on the ambient air temperature. Since we cannot control the weather, we cannot always control the pool temperature. Standard utilities and basic departure cleaning is included with the rental; however, any excesses are guest responsibilities. Pre-paid long distance calling cards must be used in order to make long distance phone calls in the homes unless noted. A registration form must be fully completed and returned by fax, email or mail in order to confirm your booking. You will be booking a specific home; however, if the home becomes unavailable for repair reasons or emergency reasons, you will be assigned a similar home with similar amenities if available. A minimum rental deposit is required at booking. You will be advised of the security deposit upon booking. Payment may be in the form of a dollar check, cashiers check, money order, Master Card or Visa. The remainder of the rental is due at least 90 Days in advance of your arrival or immediately if booking within the 90 day window. Check in information is provided when payment is cleared and complete.

Cancellation policy: It is recommended that you purchase travel insurance. If you cancel your booking at least 90 days in advance of your arrival, you will be subject to a cancellation fee. If canceling within the 90 day period, even in the case of late bookings, you are subject to the full amount of the rental balance.   If you must cancel your booking due to an emergency, please contact Manatee Tropical Villas and your travel insurance company immediately. We will supply the travel insurance company with the necessary documentation of your cancellation. Make sure that your travel insurance policy covers any potential cancellations or medical emergencies that may arise.
